Canadian mortgage delinquencies fall for first time in three years: CMHC

The Canada Mortgage and Housing Corporation said the national mortgage delinquency rate was 0.22 per cent in the second quarter, down from 0.23 per cent in the first quarter.
The share of households more than 90 days behind on payments has been slowly rising in recent years, up from 0.14% in 2022, as many homeowners renew their mortgages at higher rates.
CMHC said loan delinquency rates fell nationally as repayment trends improved in Atlantic Canada, Quebec and the Prairie provinces, while they increased in Ontario, with Toronto’s second-quarter delinquency rate jumping 60 per cent from a year earlier to 0.24 per cent.
Borrower sentiment has eased as interest rates have fallen, but CMHC noted that there is still a wave of higher-rate renewals, with more than 750,000 renewals in the second half of this year and 1.15 million renewals in 2026.
The report noted that the average interest rate for five-year fixed-rate uninsured mortgages was 2.36% in July 2020, compared with 3.95% in July last year.
