Calgary home sales drop 13 per cent year-over-year in October, prices also fall

The Calgary Real Estate Board said home sales fell 13 per cent in October compared to the same time last year as prices also fell.
The council said 1,885 homes changed hands last month, with sales in the city totaling 20,082 so far this year, down almost 16 per cent on last year but in line with longer-term trends.
There were 3,233 new listings on the market last month, down 0.9% year over year, while the city’s inventory of homes for sale increased 30.2% to 6,471 units.
The council said the decline in sales was mainly due to the apartment and townhouse categories.
CREB chief economist Ann-Marie Lurie said improving rental supply and lower rents have slowed ownership demand for such homes, and that oversupply has also “had a greater impact on prices in these areas than any other property type.”
Calgary’s residential benchmark price fell 4.1 per cent year-over-year to $568,000 last month, with townhomes and condominiums seeing the biggest price declines compared to October 2024.
