Real Estate Institute expects strong year-end, September home sales up 5%

The Canadian Real Estate Association raised its forecast for home sales in 2025 and said it expects declines to slow this year as activity continues to rebound.

Home sales increased 5.2% in September from a year earlier, the association said, making it the most active month since 2021.

The number of newly listed properties in September dropped 0.8% from August. As of the end of the month, there were 199,772 properties for sale across Canada, a year-on-year increase of 7.5%.

In its outlook, CREA said it now expects 473,093 residential properties to be sold in 2025, down 1.1% from 2024, compared with the July forecast for a 3% decline.

The national average home price is expected to decline 1.4% year-over-year in 2025 to $676,705.

CREA senior economist Shaun Cathcart said the association expects further upward momentum in home sales in the final quarter of 2025 as three years of pent-up demand and “more normal interest rates finally arrive”.
