National home sales rise as the long-awaited Boost “seems to finally arrive”: Crea

Last month, a total of 45,973 homes changed hands, up from 43,122 in July 2024.
Home sales have increased by 3.8% in a month since June, and transactions have increased by 11.2% since March.
“As sales increased for the fourth consecutive time in July, with sales nearly 4%, the long-awaited post-inflation crisis pickup seems to have finally arrived,” said Shaun Cathcart, senior economist at CREA in a press release.
“Looking forward, it’s interesting to see how buyers react to the new supply outbreak that usually appears in the first half of September.”
The association said the bump in sales activity was overwhelming for the Greater Toronto area, with trading now rebounding 35.5% since March.
Meanwhile, the new listings increased by 0.1% per month.
As of the end of July, Canada listed 202,500 properties, up 10.1% from the same period last year, consistent with the long-term average of the year.
The actual national average selling price of homes sold in July was $672,784, up 0.6% from the same period last year.
Crea’s own home price index is designed to represent the sale of typical homes and has not changed between June and July 2025.
