CGT data indicate a surge in BTL disposal – Staking Strategy

During the tax year between 2024 and 2025, 163,000 taxpayers filed CGT on UK property returns, reporting 183,000 disposals and £10.3 billion of residential property gains, with a total CGT liability totaling £2.2 billion.
This means the number of disposals was 28% from 2023 to 2024 tax years, while the revenue and liabilities reported through the service increased by 39% and 33%, respectively.
These are the highest figures since the introduction of CGT in UK property services in April 2020.
During the tax year from 2023 to 2024, the total CGT liability of 378,000 taxpayers was £12.1 billion, achieving a revenue of £65.9 billion.
Jason Hollands, managing director of Evelyn Partners, commented on the numbers: “These statistics show two points of account. One is that, despite the inclusion of 87,000 additional taxpayers in CGT liabilities in 2023/24 due to annual exemption allowance cuts, the total liabilities fell by 18%.
“Secondly, CGT surges in residential properties in 2024/25, with debt increasing by 33% with investment or sales of a second property and disposals in the previous year increased by 28%.
He added: “This update shows that while some investors have blocked the growth of the crystallization, in 2024/25, there were concerns about further rise in CGT or due to the conditions of the BTL market or both.
