The housing scheme provided by English families completed 36,872 new homes in the 12 months on March 31, 2025, an increase of 12% compared to the same period last year.

During the same period, there were 38,308 new homes on site, up 5% from the same period last year.

Among the new starts on site, 30,087 were used for affordable homes, an increase of 0.6% in the previous year, accounting for 79% of all starts.

From total affordable homes, 5,680 were used for social rents, an increase of 43% in the previous year, while 2,800 were used for intermediate affordable housing programs, including shared ownership and purchase rents, a decrease of 27% in the previous year.

Affordable rents also ranged from 2,665 people, down 18%.

The holding period remains to be confirmed, with 18,942 affordable homes starting, a figure that increased by 1% in the same period last year.

Of the start of affordable housing delivered, 96% went from affordable housing plans in 2021 to 2026, up from 74% in the same period last year.

This is because the Shared Ownership and Affordable Housing Program (SOAHP) from 2016 to 2021 closed new businesses and completed housing openings in March 2024.

In its lifetime, it exceeded 130,000 goals, providing 136,169 affordable starting points on site. This is due to completion by March 2026.

Of the housing completions during this period, 28,370 people were used for affordable housing, an increase of 15% in the previous year, accounting for 77% of all completed.

The growth is attributed to the maturity of affordable housing programs from 2021 to 2026, where it begins, and begins to complete in the first few years.

Of the affordable homes completed during this period, 10,755 affordable rents increased by 15% in the same period last year, while 11,883 homes were used for intermediate affordable housing schemes, up 13%. 5,732 social rents, up 33%.

Eamonn Boylan, CEO of the England Family, said: “The statistics released today show the commitment and determination of the industry to build the new homes and communities the country needs.”

“It also demonstrates the importance of plans such as the Affordable Housing Plan (AHP), even if these much-needed home delivery – with the government’s close behind, £39 billion in funding to affordable homes in 10 years, giving the industry confidence and certainty.”

“We will work closely with the government in the coming months to enable the operation of this funding, along with other new initiatives such as the creation of a national housing bank, while continuing to work closely with local leaders to understand local needs and ensure they are met with the support they need.”

Earlier this month Labour Party announces More than one million new homes will be funded by a new government-backed “Housing Bank” that aims to unlock more than £53 billion in private investment.
