Rental apartments are not in the market


As you might have suggested from the accompanying image, I had a great time in the toilet on the weekend. Earlier this year, I heard about toilet tanks a few times while painting a rental apartment. I plan to have the new owner deal with the toilet, but I have to adjust my goals. Rental apartments are not on the market. Keep reading to find out what’s going on.
Apartment rental is not in the market
In January, our long-term renter quit his job, broke his lease, and left the planet. It’s good for him. Anyway, I want to sell our rental apartment. I don’t want to be a landlord anymore. After our son graduated from high school, we planned to move to California. It was four years, but I also wanted to travel more. Becoming a DIY landlord requires you to spend most of your time nearby. (I hate leasing management companies. Most of them charge a considerable fee and don’t do well because they have too much property to handle.) That’s why I repair the apartment and put it into practice.
Unfortunately, the apartment real estate market is terrible in Portland. We only have one view within 4 months. Interest rates are still high and buyers are hesitant. People are afraid because the economy can explode at any time. Tariffs and government makeovers harder for everyone. I don’t think this is the right time to buy an apartment or a home. In addition, there are 15 units on the market in this complex. This is a lot of competition.
Last week, Mrs. RB40 heard that one tenant in our building was looking to move into another department. I met him and he looked like a good guy. He also passed the screening in bright colors. Hey, if I can’t sell it, I might as well rent it out for a few years. We have 4 years left in Portland. The vacant apartment is frustrating. We lose about $1,000 per month. I don’t like it at all. Anyway, our rental apartment is not on the market and our new tenants will move in soon.

That’s why I’m repairing the toilet on weekends. The last time I changed the toilet baffle was 10 years ago. The rest of the flushing systems are 20 years old. If I didn’t fix it, the new tenant would definitely call me one day at 3 am. I got a Fluidmaster full toilet repair kit and a new tank hose from Home Depot. This kit has everything you need to replace the flushing system. Installation was a pain* but I did it. I did good things, too. The old-fashioned bezel is in poor condition. It was broken, soft and melted. The rest of the system is pretty good, but I’m glad I replaced them. The rubber seal is slowly decomposing. Now, toilets should have at least 5 years of benefits. Kit and hose cost $25.
*My lower back and knees were painful for being in the plumber’s position for so long. I’m too old.

painting
I got 2 gallons of paint from Home Depot and then applied the wall. I used the same creamy yellow, so I just had to apply a coat. If I want to paint it white or other colors, I have to use at least 2 coats. Drawing is easy, but it takes a lot of time. I spent a lot of time $100 On paints and supplies.
Cleaning and patching
Our former tenants did a great job of cleaning, so I didn’t hire a cleaning service. Mrs. RB40 helped, I scrubbed and cleaned the place. I also removed various stickers and patched several nail holes.


Slim lamps
The old lamps work pretty well, but real estate agents recommend these slim LED fixtures. They are great. They are thin and bright. Old fixtures were led, but they weren’t that bright. Our new tenants really love these slender light fixtures. I spent a lot of time $80 On the lamp.
New carpet
Old carpets and fillers are 20 years old. They are quality wool carpets, but it’s time to replace them. I went to several places, but it turned out that Home Depot had the best value. Some independent carpet shops have cheap carpets, but are expensive to install. Home Depot is free to install. The quality of the carpet is also better. The new carpet is made of synthetic fibers and will not last long. Hope it’s 4 years long. We spent a lot of time $1,700 For new carpets and fillings.
New faucet
I replaced the kitchen and bathroom faucets. The old faucet works pretty well, but it’s exhausted. The new faucet looks much better. I spent a lot of time $70 On 2 faucets.
Conditioned the cabinet
The cabinets facing the poor condition. Over the past 20 years, water and moisture have degraded engineered wood. I put on some wooden conditioner, which kind of helped. However, you need to do it every few months. If you let it dry, it will look very worn. I will leave a bottle of beeswax wood conditioner for the new tenant. He can wear it when he has friends.
The real solution is to replace the cabinet or face the cabinet. I think it’s expensive, but I’m not sure how much. I should price it before I will go to the market next time.
May need to be replaced as soon as possible
The dishwasher and refrigerator are very old. They are working, but I don’t know how long they will last. Hopefully they will be for years.
next time
That’s what I did for the apartments I was ready to sell. It looks good, and if I’m single I would love to live there. This should be a rental fee of several years. When our tenants leave, we will be sold again. Hopefully the interest rate will be lower. In addition, in recent years, Portland has enjoyed great potential in reputation. The BLM protests, the common and subsequent homeless explosions have lowered the quality of life in the downtown area. Things are slowly improving and I hope Portland makes a comeback. Our apartment is near the university. That’s still a nice living area.
